1- The sites proximity to 3 DLR stations give it unparalleled access to the greater docklands area as well as the whole of London presenting the opportunity to make our development a destination for all Londoners.
2- By designing our spaces around the students from the adjacent campus we hope to bring vitality and life to this quiet and derelict piece of land while providing students with an exiting place to spend their time.
3- The existing heritage sites provide us with the opportunity to reconnect this area of Newham with its history and its identity after sitting unused and neglected for so many years.
4-The large and undeveloped site presents an unparalleled opportunity to create a well integrated and sustainable development.
5-the site is well connected by the road network making access to the site by trucks and other vehicles easy.
6-the Newham council building gives us the opportunity to make the site a centre for professionals and students to mix encouraging the exchange of ideas.
7-London city airport creates the opportunity to link the site to the rest of the world by making it only a short flight from European capitals and financial centres.

constraints
1-The Site is isolated from nearby residential from a lack of footpaths reducing the permeability of the site for local residents
2-The Site is restricted by height constraints because of the airport this limits the density of the site.
3-The existing Farrell's buildings present a challenge as any design will have to incorporate and blend them in to the new urban fabric of the site.
4-The London City airport presents a challenge as a large amount of noise is created by the consistent landing and taking off of aircraft.
5-The water presents a barrier on the southern side of the site which further reduced the permeability of the site.
6-the A112 presents a large barrier on the north of the site limating permeability further.
7-The existing heratage buildings will require carefull restoration and alot of consideration to sucsessfuly weave them into the new fabric of the
