BLUE AND GREEN INFRASTRUCTURE
The uniqueness of The Royal Docks site is the richness of the waterfront. The long walkway connecting Phase One to the University of East London compliments this feature. However, there is a deficiency in high quality public space and green infrastructure, making the appearance look unappealing.
LAND USES
Land uses is predominately commercial orientated. RAD Phase 1 was built solely for offices, and the only other enterprise on site is Newham City Council Building. Nearby, there is educational services – East London University and an Engineering School.
LAND VALUES
Land values for the site are generally low in comparison to other more central sites in London. With more infrastructure added to support the site like transport and services will increase the land value over time.
CHARACTER AND IDENTITY
The identity connected with The Royal Docks site is the location and previous historic uses. This foundation makes the site characterful and unique
ACCESS AND MOVEMENT
Within the site, sustainable movement is optimised and has the opportunity to be enhanced. However, to exit the site and move into another area using sustainable modes of transport is challenging as access is blocked from by a main road, making the site isolated. Movement is therefore relied on motor vehicles, and there is good access to the DLR and London City Airport.
NEIGHBOURHOOD STRUCTURE
The site is isolated from surrounding neighbourhoods, however there are reachable facilities from the site within a 15-minute walking distance.

HERITAGE SIGNIFICANCE
There is a large amount of heritage attached to the site, especially through the two graded buildings – the original dock managers office and workers cafeteria, and the overall historical purpose of the site.
TOWNSCAPE
The site structure is dominated by the walkway adjacent to the Thames and extends down the whole of the site. The site has multiple sections of redundant spaces, an opportunity for incorporating green space that looks over the blue network and the interesting landmark of the airport. The incorporation of Phase One is a key dictator of the site layout.
